Our Property Solution Process

We believe selecting the right property starts and finishes with the numbers. Your lending consultant will email you a questionnaire that helps us understand what you are wanting to achieve through investing in property be it your own home, investment property or maybe both. We will analyse your goals, your numbers, assess how much you can borrow and prepare a Detailed Property Report detailing your potential  investment property options.We will clearly spell out what we do, how we get paid and your important role in the property selection process. Our flat fee model means transparancy and no conflicts, because buying a property doesn't have to be stressful.

Once you are clear and comfortable with the property path that is right for you, we will tap into our wide network of property specialists to help you make the right purchase. We will arrange a meeting with our recommended property consultant who will have experience in finding the right property within the clear guidelines we have provided them.

Once the property agreement has been signed our property consultant will start the search. If we have recommended one of our outsourced property specialists to source the property we will send them your property strategy report and arrange an in-person meeting, so that you can feel comfortable with them and they can understand exactly what you are looking for. They will give you their thoughts on area and property type based on your budget and get started on sourcing the right property for you.

When a property is located that you and your property consultant feel fits the bill, we will provide you with an investment summary report to make sure all the numbers stack up. By understanding your worst case scenario, you can invest with confidence. And, if the numbers don't glow - we say no! We call it our cashflow rubber stamp.

The numbers add up, the contract has been reviewed by your solicitor and now it's time to try and buy. If the selected property is being sold at auction or private sale to the open market, our specialists' will explain to you the strategy they will engage to buy the property. This is where your investment in this process can really pay off. Sometimes properties will also be bought off market, another key benefit in using a property specialist. We will only negotiate up to the agreed limit where the price makes sense. Sometimes you get them and sometimes you don't, but you will always know you made the right decision.

Signed sealed and delivered. Here's where your property is purchased, the contracts signed, your deposit paid and we formalise your loan approval ready for settlement. Remember, when purchasing off the plan, settlement may take 18 months so we will keep you updated on the progress and ensure that you remain on track to be ready to settle when the time comes. Upon settlement, final payment for our service is made and we keep an eye open to the future, so that you're ready for when the next opportunity arises.
